I've furnished a lot of advice and righted a lot of wrongs, and I must say that what you've put up makes utter sense. Please carry on the good work - the more people know the better they'll be outfitted to handle with the tax man, and that's what it's all about.</description>

Good stuff the one thing I put in my blog about short sale is how the buyers create the market in there preconception as mostly short sales.  Because short sale are coming in at between $65 and $75 a sqft as opposed to traditional seller at $90 + the buyers don't see the higher priced  homes as serious seller.  If you have 100 similar homes on the market in one area and 10 buyers.  The 10 buyers will be looking at the best 20 or maybe 30 bang for the buck homes and the rest will not be preconceived as real sellers.

Your dead on it your eligible for a first time home owners tax credit your risking it on a short sale happening.  November 31 is the day you must be closed.  

It very interest to look at this over a time laps study and see prices come down on a home and it either get to the point of beig in the 30 best or it expires and they give up selling it. 

Short sale are a lot of woke I strengthen the process by using the new UAR Binding sale Short Sale addendum.  I would also say that the MLS public sites are worthless to have buyers look at because of the lack of integrity.  I created a list of all less then 2 week old short sales for the public http://www.realtyasis.com/new-short-sale-listing-in-salt-lake/  you have a chance of these not being under contract.  it's better then. I am starting a movement with the Board to make all under contra ct short sale noted as such and not active on public MLS searches email me if you want to join in.  Currently it like 5 voices in the wilderness.
